Every Home Has a Story. Now It Has a Score.

A smarter way to understand your home's condition, maintenance history, and overall health.

Property Score 360 is designed to give residential properties a comprehensive health score ranging from 0 to 360, with 360 representing the highest possible rating. Our scoring framework evaluates six essential areas of a property — structure, exterior, mechanical systems, plumbing, electrical systems, interior condition, and documented maintenance history. Rather than relying solely on appearances, Property Score 360 aims to make property condition easier to understand through organized, transparent information.

Six Essential Categories. One Comprehensive Score.

Every property is evaluated across six core categories, each worth a maximum of 60 points. Together, these categories create the complete 360-point scoring framework.

Suburban home roof and exterior siding
01

Roof & Exterior

55/60

Roof condition, exterior materials, weather exposure, maintenance history, and remaining useful life are considered when evaluating a property's exterior.

Home inspector examining structural components
02

Structure & Foundation

56/60

The structural integrity of a home is especially important. Significant defects, foundation movement, or moisture concerns can substantially influence a property's rating.

Residential HVAC and mechanical systems
03

Mechanical Systems

49/60

System age, documented maintenance, efficiency where supported by records, functionality, and observed condition may influence scoring of a home's mechanical systems.

Electrician inspecting residential electrical panel
04

Electrical & Plumbing

54/60

Electrical and plumbing infrastructure affects the safety, functionality, and long-term maintenance needs of a property.

Modern well-maintained residential kitchen
05

Interior & Finishes

48/60

Scoring focuses on functional condition, maintenance, and documented defects rather than simply rewarding expensive finishes or luxury renovations.

Homeowner reviewing home maintenance records
06

Maintenance & Documentation

50/60

An organized history of work performed on a property helps buyers, sellers, and professionals understand a home's true condition. Missing documents do not automatically indicate poor physical condition — the scoring methodology distinguishes maintenance condition from the completeness and reliability of records.

More Than Just the Age of Your Home

Property Score 360 is intended to consider a range of factors when evaluating each category — not just how old a home is.

Age of major components
Type and expected lifespan of materials
Observed physical condition
Documented repairs and replacements
Professional inspection findings
History of preventative maintenance
Known defects or safety concerns
Regional climate and environmental conditions

Example: Two Homes, One Roof Age

Consider two homes with roofs of the same age. One has documented annual inspections, a professional repair completed three years ago, and a recent gutter replacement. The other has no maintenance records and no documented inspections. A well-maintained older roof may score differently from a neglected roof of the same age — because condition and documentation both matter. The system does not claim to determine the condition or remaining useful life of an uninspected system with certainty.

Transparency Builds Trust

Property Score 360 is designed to distinguish between what has been independently verified and what is based on available but unverified information.

Property Health Score

A proposed assessment of the property's condition based on the available evidence.

Score Confidence

A separate indicator showing how much of the information has been independently verified or supported by reliable documentation.

Home B

Low Confidence25%

Limited verification

Identical scores can have very different levels of supporting evidence. Homeowner-submitted information is not treated as independently verified unless it has been reviewed and confirmed.

Your Home Changes. Your Score Can Too.

Property Score 360 is designed to be a living record rather than a one-time assessment. As a property's condition and documentation improve, its score can be recalculated.

1

Identify an Aging Component

A homeowner identifies an aging roof approaching the end of its useful life.

2

Arrange Professional Service

They arrange a professional inspection or replacement with a licensed contractor.

3

Document the Completed Work

The completed work is documented with receipts, photos, and contractor records.

4

Submit Supporting Records

Supporting records are uploaded to the property profile and reviewed.

5

Property History Updated

The property's maintenance history is updated with the verified information.

6

Score Recalculated

The score is recalculated using the applicable scoring criteria. Simply spending money does not automatically guarantee additional points.

Why Property Score 360 Matters

The score complements professional inspections, disclosures, and due diligence. It does not replace them.
